El problema real
Un lobby genérico es tu mayor problema comercial
Cuando un viajero compara tu hotel en Booking, la decisión ocurre en 3 segundos. Si tu espacio no dice nada en esos 3 segundos, la batalla está perdida antes de empezar.
Dependencia de OTAs
Las comisiones de las OTA se mueven en rangos de dos dígitos y varían por plataforma y por contrato. Un espacio sin identidad propia te condena a competir ahí indefinidamente.
Dificultad para subir tarifas

¿Cuánto cuesta renovar el lobby de un hotel boutique en Madrid?
Depende del alcance, no del metraje. Un lobby puede resolverse con luz, mobiliario y una recepción nueva, o exigir obra civil, instalaciones y tecnología. Definimos el alcance en la primera consulta, que es gratuita, y el presupuesto sale de la documentación técnica, no de una estimación por metro cuadrado.
¿Tengo que cerrar el hotel durante la obra?
No necesariamente. Planificamos para trabajar con el hotel operando: trabajo nocturno, faseado por zonas, recepción temporal si hace falta. El cierre total raramente supera 2-3 días.
¿En cuánto tiempo se nota el retorno?
El retorno depende del punto de partida y del canal. Lo que sí cambia rápido es la fotografía del hotel y lo que el huésped encuentra al llegar: más fotos de huéspedes, mejores reviews, más tráfico directo a web.
¿Podéis hacer solo el lobby sin tocar las habitaciones?
Sí, y es la estrategia más habitual. El lobby es la primera y última impresión, y el espacio que más aparece en las fotos de los huéspedes. Muchos clientes empiezan aquí, ven los resultados y luego siguen con habitaciones.
¿Trabajáis solo en Madrid?
Madrid es nuestro mercado principal pero trabajamos en toda España. También tenemos equipo propio en Grecia y Suecia para proyectos hoteleros internacionales.
¿El diseño puede reducir de verdad la dependencia de OTAs?
Puede mover la aguja, no sustituir la estrategia comercial. Un lobby que la gente fotografía genera contenido de huésped, y ese contenido alimenta la búsqueda de marca. Lo que convierte esa búsqueda en reserva directa es tener web y motor propios preparados. Diseño y canal directo funcionan juntos o no funcionan.

What hoteliers ask us
How much does it cost to renovate the lobby of a boutique hotel in Madrid?
It depends on the scope, not the floor area. A lobby can be solved with lighting, furniture and a new reception desk, or it can require building work, services and technology. We define the scope in the first consultation, which is free, and the budget comes from the technical documentation rather than from a rate per square metre.
Do I have to close the hotel during the construction work?
Not necessarily. We plan to work while the hotel is operating: night work, phased by zones, temporary reception if needed. A complete shutdown rarely exceeds 2-3 days.
How long does it take to see a return on investment?
The return depends on the starting point and on the channel mix. What changes quickly is the hotel photography and what a guest finds on arrival, noticeable within the first few weeks: more guest photos, better reviews, and increased direct website traffic.
Can you do just the lobby without touching the rooms?
Yes, and it's the most common strategy. The lobby is the first and last impression, and the space that appears most often in guest photos. Many clients start here, see the results, and then proceed with booking rooms.
Do you only work in Madrid?
Madrid is our main market, but we work throughout Spain. We also have our own teams in Greece and Sweden for international hotel projects.
Can design really reduce dependence on OTAs?
It can move the needle, not replace commercial strategy. A lobby people photograph generates guest content, and that content feeds brand search. What turns that search into a direct booking is having your own website and booking engine ready. Design and the direct channel work together or not at all.
