Un piso reformado para Airbnb en Madrid no es un piso reformado para vivir. Las decisiones son diferentes, los materiales son diferentes, la lógica de la distribución es diferente. Y si se diseña como si fuera para uso propio, el retorno es menor del que podría ser.
Madrid es uno de los mercados de alquiler turístico más competitivos de Europa. La diferencia entre un apartamento que consigue ocupación alta con tarifa premium y uno que compite solo por precio no está en la ubicación ni en los metros cuadrados. Está en el diseño.
Qué busca el viajero que paga tarifa premium en Madrid
El viajero que paga 150 euros o más por noche en un apartamento de Madrid ha visto muchos apartamentos. Sabe distinguir un piso reformado con criterio de uno reformado con el mínimo para salir al mercado. Y lo decide en los primeros tres segundos de ver las fotos del anuncio.
Lo que busca no es lujo en el sentido de materiales caros o decoración llamativa. Busca coherencia: que todo el apartamento comunique lo mismo, que no haya zonas cuidadas junto a zonas claramente descuidadas, que los materiales tengan una lógica entre sí. Un apartamento coherente transmite que alguien pensó en él con criterio, y eso genera confianza antes de que el huésped llegue.
También busca funcionalidad sin fricción. Que la cocina tenga lo que necesita donde lo espera. Que el baño funcione bien y se vea bien. Que haya espacio para trabajar si lo necesita. Que la iluminación sea suficiente y esté bien ubicada. Ninguna de estas cosas es cara. Todas requieren que alguien las haya pensado antes de empezar la obra.

A coherent apartment conveys that someone thought about it with criteria, and that generates confidence before the guest arrives.
You're also looking for functionality without friction. That the kitchen has what you need where you expect it. That the bathroom works well and looks good. That there is space to work if you need it. That the lighting is sufficient and well placed. None of these things are expensive. They all require someone to have thought of them before the work begins.
The most common design mistakes in renovations for Airbnb
Design for one's own taste rather than for the target guest. An owner renovating his apartment tends to choose what he likes. The problem is that the guest may have a different taste, and in the tourist rental market neutrality works better than strong personality. For premium long-term rental, the logic is similar although the terms are different. A well-designed apartment in Madrid can justify rents between 20% and 35% higher than the same space without intervention, and attracts a tenant profile with greater economic stability and lower turnover.
